BLVDWAY Communities’ homes at Iron Works Village

are built using all the traditional building principles but in a modern approach, including a mix of town homes, single family homes, and duplexes.

What does that mean exactly? Well, the architects and builders love old homes — their designs honor the shapes and spaces typical of historic homes. Yet, BLVDWAY Communities’ homes also incorporate modern touches, including open floorplans, a tremendous amount of natural light, and new construction techniques using natural materials designed to live up to today’s sustainability needs.

The architects and builders respect the site’s history and surrounding neighborhoods. They designed Iron Works to respectfully repurpose the site and tie the Village into existing neighborhoods, so there is a connectivity to the past and future.

History of Iron Works Village

General Iron Works was created as a new cooperative enterprise by five independent manufacturers in the early 1920s. The companies pooled their manufacturing efforts into establishing a 17-acre heavy industry foundry and machine shop, instead of five competing plants. Mother Nature also had a hand in the formation when the Arkansas River flooded the City of Pueblo in 1921, destroying the Stearns-Rogers Manufacturing Company plant.

At the outset, the plant primarily produced mining equipment, and employed 250 workers. The Depression cut into the workforce numbers, but demand during World War II raised the number to more than 1,000. Manufacturing activities expanded from mining steel to other areas including production of wartime equipment, flotation equipment, and various products heavy industries.

General Iron Works prospered for a several decades until —faced with competition from newer plants— the facility fell into decline before closing in 1986. The General Iron Works site had a rich history and was now poised to be reinvented as a place for future residents and families to call home.

By the time General Iron Works closed its doors in 1986, the company had obtained more than 300 patents. An impressive list of new and improved technology was crafted at GIW, including:

  • Desalination plant for use in the Dead Sea
  • Sugar mill dryers and processors
  • Mail sorting machine for the postal service
  • Penny manufacturing machine for the U.S. Mint
  • The first soft-serve ice cream machine
  • Coin-operated gasoline pumps
  • Luggage molds for Samsonite
  • The first potato chip cooker for General Mills

The General Iron Works site had a rich history and was now poised to be reinvented as a place for future residents and families to call home.

Enter BLVDWAY Communities

Thirty years later, in 2016, BLVDWAY Communities purchased eight acres of the General Iron Works site. The team envisioned building a unique village where 136 attainably priced homes would greet families at all points in life.
